Large campuses require land, access, utilities and room for phasing. Property transactions, rezoning requests, site-option structures or development entities can be among the earliest location-specific clues. On their own they are weak evidence; paired with infrastructure or planning activity they become more useful.
2. Planning, zoning and local-government activity
Planning documents can reveal project scale, building use, phasing, traffic, water, environmental constraints and the legal entity behind an application. For suppliers, the important question is not merely whether a permit exists, but whether the project is advancing through milestones that make design and equipment decisions more likely.
3. Utility load and interconnection signals
Power is a gating item for hyperscale and AI infrastructure. New service agreements, load studies, substation plans, transmission upgrades or generation arrangements can materially de-risk a project. These signals can also point directly toward future transformer, switchgear, protection and control demand.
4. Water, environmental and civil permits
Environmental reviews, water infrastructure, stormwater work, road access and other civil permits help distinguish a serious site from a speculative announcement. They also reveal project dependencies that can affect the timing of downstream procurement.
5. Financing, tenant or investment commitments
A financing package, long-term tenant commitment, final investment decision or board-approved capital program can change the probability of a project dramatically. Supplier intelligence should treat these milestones as upgrades in commitment, while still checking whether power, permits and delivery partners are aligned.
6. Design, engineering and contractor appointments
When a project names a design firm, owner’s representative, general contractor, EPC, electrical contractor or specialist integrator, the procurement route becomes clearer. That is often more commercially useful than simply knowing the project owner because these organizations may influence specification and package awards.
7. Long-lead equipment and hiring signals
Procurement roles, electrical design hiring, commissioning staff, facilities engineers or explicit long-lead package references can indicate that a project is moving into execution. These signals are especially important for suppliers because they can reveal the point at which early positioning needs to become active account work.
